This is a fixed-fee professional engagement on a specific site. Not a software score. Not a zoning extract. Not a lender's market study.

How it starts

Send the address or APN, the intended use, and whether drawings exist.

We confirm the site can be staffed and issue a fixed-fee engagement letter. Work begins when that letter is accepted and the required materials are in hand.

A principal authorizes the engagement. A broker, analyst, or agent can assemble the request.

The work

First Look — $2,500

Should this parcel take more of your time.

You receive a site-specific screening memo: published zoning at first-look depth, a conceptual cost and duration range, and a go, restructure, or stop with what to gather next. Not stamped. Not a bid. Conceptual class of estimate.

The First Look fee is credited to Professional Feasibility on the same parcel when that later engagement is opened in writing.

Plans Estimate — $7,700

Drawings exist. What does construction cost, and how long does it take.

A licensed or properly registered general contractor authors a cost opinion and a duration opinion. The estimate class follows the completeness of the set. Not a GMP. Not architect massing.

Professional Feasibility — $14,900

The packet most principals want before they commit.

A licensed architect in the project jurisdiction authors allowable uses and massing: planning and zoning review, confirmation with the city or county when the study requires it, and initial massing. A licensed or properly registered general contractor authors cost and duration for that massing.

Not a market study. Not an appraisal. Not a Phase I. Not a construction contract.

Send any parcel in a live state the same way. This is not a single-city product.

Oregon, Colorado, and Wyoming: expansion in process. Portland, Denver, Colorado Springs, Cheyenne, and Jackson are opened only after intake confirms both chapters. Colorado and Wyoming have no statewide general contractor license.

The architect chapter is written by a licensed architect in the project jurisdiction, assigned at intake.

How funds should read this

This is an execution packet from the delivery team: use and massing, cost and duration. It is not an independent market or financial feasibility study for a lender or investment committee. If financing requires an unaffiliated third-party market study, commission that separately.

Outside this fee

Survey, geotech, Phase I, traffic, hydrology, will-serve, title, appraisal, permit filing, hearings, CEQA/NEPA, GMP, bid, construction contract, design past the massing chapter, off-site infrastructure.

Schedule is set when the engagement is opened.

Can we get a professional feasibility study on a parcel in Phoenix, Scottsdale, Seattle, Los Angeles, Las Vegas, Salt Lake City, Austin, or Dallas?

Same rule. If the parcel is in a live state above, request the engagement. We confirm staffing before the letter goes out.

What about Portland, Denver, or Jackson Hole?

Oregon, Colorado, and Wyoming are in process. Ask. Do not assume they are live until intake says both chapters can be staffed.

How is this different from TestFit, Buildability, or a zoning extract?

Those tools do not produce a licensed-architect confirmation of allowable uses and massing, or a licensed-GC opinion of cost and duration.

Can our broker or an agent open this?

Yes. They send the parcel, intended use, drawings yes or no, and the product requested. The principal accepts the fixed-fee engagement. No agent should complete a purchase on your behalf.
